Home Staging Services

Consultation and Evaluation
Somerville Designs begins every project with a consultation and an evaluation of your home. During this phase we get to know you and learn about your motivation for selling your home. We discuss the condition of the home from both a maintenance and aesthetic perspective.

The purpose of the evaluation is to provide you with an objective opinion of the home as it pertains to buyer appeal. We will walk the home from top to bottom, inside and out to assess the home. We will develop a plan to capitalize on positive features and minimize any negative issues we discover.

This service also includes a written, easy to follow plan of action for the home owner to complete prior to staging, before and after pictures and a cost proposal for staging completion.

Whole Home Staging
When Home Staging, it is imperative to give buyers the “whole picture” of the home’s potential. Few buyers have the “vision" of what a home would look like with their things. By utilizing the efforts of staging, Somerville Designs is able to transform the overall look of the home to create the vision that buyers are looking for.

The process of Staging can include:

• Optimal arrangement of furniture, artwork and accessories
• Specific color recommendations with swatches
• Accessorizing with lighting, plants, linens and more
• Editing of furnishings for room enhancement
• Misc. items drawn from evaluation

Key Room Staging
Key room staging consists of staging the rooms that are most important from a buyer’s perspective. These rooms generally include the Entrance/Foyer, the Living Room/Family Room, the Kitchen, the Master Bedroom and any Bathrooms. These rooms may be substituted based on the evaluation of the home.

The Staging of these rooms can include:

• Optimal arrangement of furniture, artwork and accessories
• Specific color recommendations with swatches
• Accessorizing with lighting, plants, linens and more
• Editing of furnishings for room enhancement
• Misc. items drawn from evaluation

Vacant Home Staging
Staging a vacant home is one way to help the buyer see what the house is really like; otherwise to them it is just empty shell. Using furnishings to define each room in the house will help the buyer to place value in the home.

While it is recommended to stage the entire house, the options available for a vacant home are:

• Whole House or Key Room - Whole House and Key Room are outlined above. We may use rental furniture, items drawn from our inventory or purchase items within a designated budget.

• Vignette Staging - Vignette staging is for those sellers who are on a very limited budget. Special attention is paid to key areas of a room and a simple, but appealing furniture arrangement is created to give a brief scene to buyers. This arrangement will be positioned to highlight certain features of the home that we would like buyers to pay special attention to.

Free Open House Prep
After any Staging has been completed, Somerville Designs will assist you the day of your open house to ensure your home is presented in an optimal condition.

Preferred Partners
Somerville Designs is committed to preparing your home to sell. We have compiled a select group of Preferred Partners in the skilled trades including carpentry, plumbing, electrical, painting, for household repairs or minor renovations.

In Home Color Consulting
When selling your home it is especially important to select a color palette that is appealing to the largest number of buyers. Neutrals are a safe bet, but beige isn’t always the right choice. Somerville Designs is trained in Color Selection and Color Theory; we can assist you in making the right color choice when selling your home.

If you are interested in a color consultation but aren’t selling your home, we can apply the same color techniques to choose the best color for your interiors. Obtaining inspiration from your fabrics, artwork or your most special piece, Somerville Designs will pull together a beautiful color palette that will work perfectly in your home.

Interior Redesign
Interior Redesign is the art of using current furniture, artwork and accessories and rearranging them is a way that is cohesive and beautiful. Somerville Designs pays special attention to the desires of the client and will create an interior that is reflective of you.
